What our management costs — openly calculated
Nova Wohnraum charges a 30 % service fee (net) on lodging revenue after platform costs. That is at the upper end of the 20–30 % market range — and it covers the complete operation, including our own local cleaning team.
Instead of a polished sample we show a real property from our own portfolio, twelve months, unvarnished.

Why 30 % — is there nothing cheaper?
The market ranges from 20 to 30 %; online-only managers charge less but also do less. Our 30 % covers the complete operation including our own local cleaning team — not just portal upkeep.
Are there hidden costs?
No. Besides the service fee you carry the actual cleaning costs per stay and the platform fees the portals charge — both shown openly in the monthly statement, as in the example on this page.
What is the service fee calculated on?
On net lodging revenue (excluding the 7 % VAT) after platform costs. The basis is stated in every monthly statement.
